All About Landlord Tenant Investigations

If you are a landlord with apartments to rent, it is important that you screen potential tenants. A proper screening can help you determine whether a person will be a desirable tenant and save you headaches in the future. A Landlord Tenant Investigation will help you properly screen potential tenants as well as apartment buildings.

A Landlord Tenant Investigation can include one of the following three investigations

A Primary Residence Investigation is an investigation which provides information on one's primary or non primary residence. This investigation is helpful in finding rent controlled or rent stabilized apartment buildings which are illegally subletting apartments.


A Pretenant Screening is a service for landlords who want more information on a potential tenant. Some information obtained is criminal history, previous residences, employment history and verification, and credit history.


A Building Sweep is a very basic investigation on a tenant or building. It is done to determine if it is necessary to move on to a Primary Residence Investigation.
